Westchase sits on former ranch and citrus land between the Upper Tampa Bay Trail and Race Track Road, with wetlands and ponds threaded through every village. The planted oaks are live oaks and laurel oaks in about equal measure, and the difference matters. The live oaks will outlive the houses. The laurel oaks are starting their decline right about now. Many builder trees were also planted deep or with girdling roots, so a surprising number of Westchase oaks have root problems hidden under the mulch.
Westchase is unincorporated Hillsborough County, so most yard trees 12 inches or wider at chest height need a county removal permit. The Westchase Community Association adds its own landscaping standards on top, and most villages review changes to front-yard trees. Storm season in Westchase
Westchase’s oaks are at the perfect age to be thinned. In the 2024 storms, the failures here were mostly laurel oaks with dense crowns and tight forks. A good number of them had been topped years earlier by someone who shouldn’t have. A spring thinning, deadwooding, and palm cleaning across the property keeps the wind moving through the trees instead of against them.
