Local conditions in Riverview
The land here goes from river bottom to sandy flatwoods in a few blocks. Near the Alafia, the soil is rich and wet, the oaks get huge, and root rot is common in the low spots. Out toward Balm, it’s pine and palmetto flatwoods, which is what most of the new lots are cut from. Pines that were part of a stand and now stand alone after clearing are prone to snapping in wind. So we look hard at any pine left near a new house.
Riverview is unincorporated Hillsborough County. Most yard trees 12 inches or wider need a county removal permit, grand oaks have stricter rules, and a new build usually needs a tree survey. Wetland areas along the river and Bullfrog Creek have their own limits. Invasive Brazilian pepper, which grows thick along the river, can be removed without a permit.

Storm season in Riverview
The 2024 storms hit Riverview hard along the river, where wet ground and big oaks are a bad mix in wind. If your yard stays soggy after a rain and there’s a big oak in it, have us look at the roots before June. For the newer homes, the main risk is the young oaks that were never staked or shaped. A quick structural trim now saves a lot later.
