Lithia is where Hillsborough County gets big. There are five and ten acre lots along Lithia Pinecrest Road. The Alafia River winds past Lithia Springs. Local conditions in Lithia
Most of Lithia is pine flatwoods on sandy soil, with cypress and hardwood along the Alafia River and its creeks. Old phosphate mining shaped some of the land south of the river. Pines here are shallow-rooted and tall, and a lone pine near a house is the classic Lithia storm failure. The river oaks are massive and often hollow. Palmettos and Brazilian pepper reclaim any cleared land within a few years, which is why forestry mulching is so popular.
Lithia is unincorporated Hillsborough County, so the county ordinance applies. Most yard trees 12 inches or wider at chest height need a removal permit. Grand oaks of 34 inches or more are strictly protected. A new build usually needs a tree survey. Agricultural parcels have some exemptions and wetlands along the river have added limits. Storm season in Lithia
Open land, tall pines, and wind. The 2024 storms snapped pines across Lithia and dropped big river oaks whose roots had been sitting in wet ground all summer. On acreage, a spring walk to check every pine and oak within reach of the house or the barn is the best prep there is. In FishHawk, thinning the oaks and cleaning the palms before June does the job.
